Property Management: Results of the 2024/2025 Season

This year, like every previous one, brought its own challenges and new adventures for Holy Cow Phuket’s management company. Overall, we’ve made solid progress and continue to develop.

📈 Main KPI

The median revenue per property across the company from November through February increased by +30% compared to the previous high season—well above our plan, which targeted a 12–22% increase. Revenue growth varied across properties: some saw modest 2–5% increases, while others jumped by 150–200%. To maintain accuracy, we excluded outliers and calculated the median rather than average. We benchmarked starting from November since that’s when we optimized operations, raised seasonal rates, and launched our new website—crucial for apples-to-apples comparisons.

🌐 Marketing

The relaunch of our website with integrated AI assistant “Alex” significantly boosted our online visibility and streamlined both direct and agent bookings. Direct bookings rose from 12% to 34%, more than doubling—driven by the site’s promotion and improved ads. An external factor also helped: Russian travelers, restricted from booking via Airbnb and Booking.com due to sanctions, redirected much of their business our way. We captured over 30% of Airbnb bookings during the season. Considering we barely open to aggregator platforms during peak season, our site performed exceptionally. In 2024, we sharply increased our marketing budget, maximizing communication channels. Thankfully, rental-related traffic remains inexpensive.

🏠 Portfolio Growth

In 2024, we again focused on expansion—negotiating with entire condominium developments and adding new villas and large apartments to our portfolio. These new assets are expected to begin contributing next season. We’re also growing through direct acquisition of secondary-market properties and apartments purchased with our own capital.

🛠️ Property Upgrades & Maintenance

We initiated a program of substantial improvements and renovations—many properties have been with us 7–8 years and need updating. During the low season, we replaced and serviced air conditioners, conducted deep cleaning, repaired furniture, performed cosmetic updates, refreshed cookware, and more. Digitalizing locks and check-in/check-out processes is a top priority. We aim to enter the next season with an upgraded portfolio and full suite of direct-rental tools.
