How we prepare an apartment for rent together with the owner: a true story

Alexey recently contacted us. He had just bought an apartment in Phuket — not from the developer, but on the resale market, while the property was still under construction. To be honest, Alexey thought that everything would be simple: he would get the keys, place an ad, and wait for tenants. But it turned out to be neither quick nor easy.

Apartment acceptance

The first thing he encountered was that the apartment was not yet ready, but the developer invited him to the acceptance. Alexey was in another country and had no idea what to do. We took care of everything: we arrived at the property, inspected everything, made a list of defects, took photos and sent a report to Alexey. If something was wrong, we made sure the developer fixed it and went back for re-inspections. Only when the flat was truly ready did we sign the acceptance certificate by power of attorney.

Furnishings and furniture

Then it got even more interesting. The flat only had basic furniture, and it wasn’t of the best quality. It was still a long way from being ready to rent. We helped Alexei choose and buy everything he needed: furniture, appliances, crockery, textiles, even decorations to make it cosy. We ordered everything, took delivery, assembled it and put it in place.

Preparing for rental

Once the flat was cosy, we started preparing it for rental. We invited a photographer, took some good pictures, and wrote a lively description for the website and all booking platforms. It’s important not just to talk about the flat, but to show its advantages and explain why it will be comfortable to stay there.

Then we added the property to all booking systems, prepared instructions for future tenants, and set up the internet and Wi-Fi. Now any guest could come and immediately feel at home.

Result

Only after all this work was the flat ready to rent. Alexey admitted that he had not even thought about how much work needed to be done before the first tenant arrived. Now he knows that without the help of the management company, it would have taken him months and cost him a lot of stress.

Advice for future owners
